*IMPORTANT Property TAX HOMESTEAD NOTICE* This will affect YOUR 2025 PROPERTY TAXES and eligibility for a property tax refund Have you purchased or moved into a property in the past year? Contact your county assessor to file a homestead application if you or a qualifying relative occupy the property as a homestead on or before December 31, 2024. Applications cannot be submitted electronically but can be found online at: http://www.kanabeccounty.org/departments/applications/index.php What is a qualifying relative? For agricultural or residential properties, a qualifying relative includes the owner's parent, stepparent, child, stepchild, grandparent, grandchild, sibling, uncle, aunt, nephew, or niece by blood or by marriage. For agricultural relative homesteads both the owner and relative occupant must be a Minnesota resident. For residential relative homesteads, only the occupying relative must be a Minnesota resident. For actively farmed vacant agricultural land a qualifying relative only includes the child, grandchild, sibling, or parent of the owner or owner's spouse. Restrictions apply and requires an annual application. Please contact our office if you believe this applies to your situation. When do I apply? You must apply on or before December 31, 2024. Once an owner-occupied homestead is granted, annual applications are not necessary unless requested by the county assessor. Relative homesteads will require annual re- application and will be mailed when due. Contact the assessor by December 31, 2024, if the use of the property you own, or occupy as a qualifying relative, has changed during the past year. If you sell, move, or for any reason no longer qualify for the homestead classification, you are required to notify the county assessor within 30 days of the change in homestead status. Failure to notify the county assessor within this 30-day period is punishable by recalculation of tax as non-homestead in addition to a penalty equal to 100% of the homestead benefits.
